The Philadelphia Hotel Bella Vista started as the family run Philadelphia Bella Vista Bed and Breakfast in 2000. Over the years we’ve hosted and made many new friends in our stately and stylish mansion. Adorned with timeless architectural details, original staircase and hardwood floors, and Art Deco Era stained glass. As the hospitality world changes, and modernity propels us on, we’ve rose to meet the challenges and desires of the modern traveler. In 2015 we remodeled and re-branded as the Philadelphia Hotel Bella Vista, as a Boutique Hotel. We’ve gone through many changes, updates and remodels over the past 15 years in order to give our guest an experience that is both truly cozy and self sufficient. Nothings feels more Home Away from Home than our private suite rentals. Each room’s unique personality will transcend you deep into escape mode.

To make a reservation with us, we recommend that you take a look at our gallery and get an idea of the suites. Let us know what rooms, features and amenities are appealing to you, and we’ll do our best to match you with the perfect suite. All of our suites come with self controlled ac/heat systems, a Smart TV, a private bathroom with Jet Spa tub, and hotel style kitchenette amenities. There is a larger communal kitchenette on the 3rd floor.

Warning: the innkeeper does live on site and she has 2 cats. they are friendly and they keep almost exclusively to her apartment. they occasionally slip into the hallway. as a hotel, our staff cleans and vacuums the house and hallway constantly.

however, if you are highly allergic we may not be the best fit for you .

Policies

Cancellation Policy:
Reservations become non-refundable within 7 days of check in date. After the 7 day window there is NO guarantee of a refund.

Contact: Guests must provide email and cell phone to reserve. By booking a reservation you agree to receive text messages.

Suite Guarantee: Reservations are made on a first come, first serve basis. We will always attempt to reserve a specifically requested suite for every guest. However, 
all suites of similar occupancy requirements are transferable within the property. BE AWARE OF THIS.

Payments: A valid credit card is required to make a reservation. Guests will be charged the full amount for their stay at the time reservation is made. We do not accept cash, all majors credit cards are accepted.

Early Check in/ Late Check out: Contact to request, additional fees may apply. Not guaranteed!

Quiet Hours: Quiet hours are from 10pm to 10am.

Shared spaces: Communal Garden Sidewalk is available for all to enjoy. Be considerate. Take your trash with you, absolutely no littering. Littering will be fined.

Smoking: Absolutely No Smoking. Reservations will be
cancelled and Guests will be ejected immediately for violating the smoking policy. Guests will be charged 100% for smoking damages and sanitation cleaning. Smoking is permitted on the sidewalk ONLY. Littering will be fined. DO NOT DISPOSE OF BUTTS IN THE PLANTS, sidewalk or steps.  

Guests: No persons under the age of 21 allowed to reserve. No more than 2 persons per bed. No more than 4 people in a Suite at any time.

Damages: Guests are
100% financially responsible for any damage to the house, room or furniture. Guests will be charged for 100% of damages found after check out. Every room is fully inspected by staff upon check out. Contact immediately for any questions/concerns.

Children: Children are Welcome. See the Quiet Hours Policy and the Damages Policy. We do not provide any sleeping furniture for babies. 

Accessibility: We are located in a beautiful 19th century mansion. We do not have an elevator, and we have many stairs. Be Aware. Booking is completely up to the discretion of our guests. COntact us prior if you would like assistance with your luggage. Were happy to help. 

Pricing: Varies day to day. If you see a lower price, we will match it. 

Parking: Parking is entirely up to the discretion of the guest. Street parking is available. or Central Parking Garage is located just 2 blocks north at 11th and South St. You are welcome to unload your luggage and then decide on your parking arrangements. Your check in email will have a map of some of the unrestricted parking streets in the area. We love to recommend these spaces first but we understand they are not always available. Always read the street signs. Again parking is entirely up to the discretion of the guest. Thank you!.
